The aging face of America is creating a rapid expansion of the industry providing housing and care for the over 65 population. Senior Housing and Long Term Care has within its’ realm several distinct elements to cover the spectrum of services needed as listed below: Ø Skilled Nursing Facilities: Facilities providing licensed nursing care on a 24 hour basis. Also included are Intermediate Care facilities for the Developmentally Disabled and sub-acute care providers. Facilities may be for profit, not for profit, leasehold interest, private ownership and joint ventures. Ø Senior Apartments: Apartments operating either through Low Income Housing programs or market driven rates for residents 55 years and older depending upon various state definitions. Activity programs are frequently offered. Ø Single Tenant NNN Investments: Acquisition and sale of facilities strictly as investment properties involving long-term leasing by qualified operators.
